Buying a Luxury Condo in Nuevo Vallarta as a U.S. or Canadian Buyer
Nuevo Vallarta, on the Riviera Nayarit side of Banderas Bay, is one of the favorite places in Mexico for buyers from the United States and Canada. Wide beaches, golf courses, a marina and direct flights from many North American cities to Puerto Vallarta International Airport make it easy to own a home here and actually use it.
Can foreigners own property on the coast?
Yes. Mexico’s Constitution restricts direct foreign ownership of land within 50 km of the coastline, but foreigners can hold full rights to a property through a fideicomiso, a bank trust. A Mexican bank holds title on your behalf, and you keep all the rights to use, rent, sell or pass on the property to your heirs. The trust is granted for 50 years and can be renewed.
The buying process
- Choose the unit in person or by video call.
- Sign a reservation and purchase agreement, reviewed in your language.
- Set up the fideicomiso with a Mexican bank and obtain the permit from the Ministry of Foreign Affairs.
- Close before a notary public in Nayarit; you can sign through a power of attorney if you cannot travel.
What to look for in a development
- A developer with a track record of delivered projects.
- Clear rental rules if you plan to rent when you are not there.
- 24-hour security and professional management.
- Beach access and resort-style amenities.
Flamingos Paradise
Flamingos Paradise is a three-tower community with 186 residences in Flamingos, Nuevo Vallarta, next to an 18-hole golf course and with a VIP shuttle to the beach. Homes range from 55 to 280 m² (about 600 to 3,000 sq ft), with 1 to 4 bedrooms, private terraces, 2.75 m ceilings and European-style kitchens with appliances included. Tower A is move-in ready; Tower B is in pre-construction with delivery scheduled for March 2027. Owners can rent freely or join the developer’s rental program.
